Asset/Property Mass Valuation, Appraisals

For allegations of diminished property or asset values, AF develops large scale models of values based on past sales, incorporating temporal and geographic components. The goal is to establish a formal framework for tests: are properties near an environmentally damaged site stigmatized, is there a common basis for measurement of loss if such exists, and how extensive is the alleged loss.



Case Examples:

Chemical plant, in case where stigma was alleged, examined property values proximate to the plant. Tests developed to determine whether properties in class area had lost value relative to properties outside of the class area. Tests demonstrated that property values had diminished in county near other industrial sites, but not the site where class was filed. Class certification defeated.

Fertilizer manufacturer, regarding leaching of chemicals into groundwater. Developed search method to find any areas where property values in county were lower than predicted and correlated these with groundwater flows and industrial production sites. No evidence of loss related to manufacturer demonstrable. Class certification defeated.

Auto insurance, claims that owners of cars that were in accidents should be reimbursed for repairs and for diminished value at sale of car, even though car was fully restored. Evaluated methods used by plaintiffs for estimating diminished value and determined methods biased and flawed for estimation of diminished value.
